Property guardian vs renting: the pros and cons

Usually cheaper than renting, but you give up a lot of security and privacy for it. Both sides, so you can decide.

Say you're choosing between a guardian room in an old office block and an ordinary rented room. The guardian room costs less.

But the firm could end your stay with 4 weeks' notice, and come in to inspect without warning. The rented room costs more, but it comes with a tenant's rights.

Which is better depends on what matters most to you. This guide sets out both sides. It describes England. It is general information, not advice.

In short

For

  • Lower prices.
  • You can usually leave with 4 weeks' notice.

Against

  • 4 weeks' notice to leave, and no promise of another home.
  • Fewer rights than a tenant.
  • The 2026 protections for renters cover tenants, not guardians on a licence.
  • Inspections, sometimes without warning. Research has found poor conditions are common.

Cost: usually cheaper

The government's fact sheet says guardianship "is generally cheaper than renting a property at local market value".

In the listings on this site on 27 October 2026, the middle price for one person's room was £480 a month (about £670 in London). A whole flat or house was about £800.

Price was the main reason people chose it in government-commissioned research. Most guardians interviewed had struggled to find affordable private rented housing.

Location and space

The upside

Guardians live in buildings that would otherwise be empty. Court cases describe guardians in a former NHS building, an office building in central London and a former care home.

Of the 106 priced rooms listed on this site, 48 were in London. Whole flats and houses come up too.

The catch

You may share a kitchen and bathroom, and you might have to buy your own furniture (fact sheet).

Among the firms we track, four say rooms are usually unfurnished, two say they can move you to another room, and two cap how many guests you can have at once (firms' rules).

Flexibility, or insecurity?

On a rolling licence, a firm must give you at least 4 weeks' notice in writing. You usually give 4 weeks too (fact sheet).

Good if…

You want to move on. You can leave fairly quickly.

Hard if…

You need to stay. Your home can end at a month's notice when the owner wants the building back.

A 2017 survey of London guardians found 46% of licences said nothing about how long the stay would last.

A tenant, by contrast, can no longer be evicted by a "no fault" notice since 1 May 2026. A landlord who wants to sell or move in can't do so in the first 12 months, and must usually give 4 months' notice (GOV.UK).

Your rights: licence vs tenancy

Most guardians sign a licence, not a tenancy. Shelter says licensees "do not have the same rights as other private renters".

The label alone doesn't decide it. But the Court of Appeal upheld a guardian licence in 2021, partly because the firm could move the guardian.

What does cover guardians

What doesn't

  • Your deposit doesn't have to be in a government scheme.
  • The firm has no general duty to do repairs beyond what the agreement says.

Gas, electrical and alarm rules, and in an HMO the management rules, still apply (fact sheet).

Inspections and privacy

Under a licence, "no notice needs to be provided" before the firm comes in (fact sheet).

In the government-commissioned research, "unannounced inspections were a particular source of complaint".

Conditions in the building

The government-commissioned research, published in 2022, found that "poor conditions prevail in property guardianship", and that councils were not routinely checking (headline report).

Who it suits, and who it doesn't

It can suit you if you:

  • have a steady income and can move at short notice
  • don't own much furniture
  • are happy sharing with people you don't know

It usually doesn't suit you if you:

  • have children living with you or pets: five firms we track say no under-18s, and five say no pets (firms' rules)
  • are under 21: five firms set 21 as the minimum age and one sets 25
  • rely on benefits alone: the 2026 ban on refusing people on benefits doesn't cover licences, and two firms set a minimum income of £15,000 or £18,000
  • need a settled home for a year or more

A 2024 study of 46 guardians found many took it up "as a matter of last resort".

Questions people ask

Is being a property guardian worth it?

It can be, if a lower price matters more to you than security. You can be asked to leave with 4 weeks' notice, so have a back-up plan.

Do guardians have tenants' rights?

Usually not. Most sign a licence. They keep some protections, such as 4 weeks' notice and, usually, a court order to remove them, but not the 2026 tenant reforms (government answer).

Can I be a guardian with a partner?

Sometimes. Some firms decide building by building, and some charge more or ask each partner to sign separately (firms' rules).

Will the firm find me somewhere else?

Maybe. Firms say they try, but none we track guarantees another home.
